Lomond Property, Ayrshire’s largest Letting Agent, are recruiting. We’re looking for a full time Lettings’ Property Manager to nurture our portfolio as it expands through organic growth and acquisitions. Lomond manage over 800 homes and in 2023 we enjoyed a 15% increase in business. Now we want you on that journey.

The successful, motivated candidate will be based at our bright, modern offices in the thriving town of Prestwick, close to all amenities, and sit within our experienced and forward-thinking team.You’ll have a proven track record of delivering results for letting clients, be engaging, enthusiastic, committed to great customer service, outgoing, pro-active and well organised. The role involves working to targets and developing relationships, as well as continuous improvement. The role is varied with a mixture of office-based and fieldwork, including conducting viewings with tenants on behalf of landlords. If you are not already Property Mark qualified, the successful candidate can expect to be put through recognised industry-leading qualifications, all part of being integral to our growing, close-knit team. Along with your own car, a full, clean driving licence is required. You should also be fully computer literate and an experienced user of the entire Microsoft Office suite.

The exciting role of being a Lomond Property Manager involves working simultaneously on multiple properties at all stages in the rental journey, so it’s important candidates are adept at
• Building and harvesting relationships
• Booking and following up on all meetings, viewings, tenancy applications
• Self-starting and being a completer-finisher
• Grasping opportunities for continuous improvement, and sharing and embedding these within the team.

As well as being organised and in possession of excellent soft skills, the life of our Property Manager is increasingly driven by the demands of the wider marketplace and associated regulations. Your work will be underpinned by a key set of tasks and focal points, feeding into client retention and the continued growth of our leading lettings’ business.

𝗢𝗻𝗴𝗼𝗶𝗻𝗴 𝘆𝗼𝘂 𝗰𝗮𝗻 𝗲𝘅𝗽𝗲𝗰𝘁 𝘁𝗼 𝗺𝗮𝗻𝗮𝗴𝗲

• Compliance with regulatory standards in terms of rental legislation, including – but not limited to – health and safety• Rental rates, including increases per lease agreements
• The minimising of arrears, keeping the landlord informed
• Any upgrades, maintenance or other works done on a Lomond rental property
• The marketing of new and existing properties
• The minimising of void periods
• Referencing, move-ins and move-outs, as well as associated requirements around checkouts, utilities, deposits
• Regular reporting against Lomond metrics and targets.

𝗘𝘀𝘀𝗲𝗻𝘁𝗶𝗮𝗹 𝗦𝗸𝗶𝗹𝗹𝘀 & 𝗔𝘁𝘁𝗿𝗶𝗯𝘂𝘁𝗲𝘀

• Full, clean driving licence with own car
• Microsoft Office experience and good IT skills
• A willingness to learn, with a keen interest in the property market, especially lettings and associated market factors and legislation
• Well organised and structured
• Skilled negotiator
• Reliable and punctual
• Articulate and well-presented
• Excellent communication skills.
